Start with one scope, not three guesses
Most kitchen projects stall in the same place. Three contractors walk the room, and three bids come back that can't be compared, because each one priced a different kitchen. One included new drywall. One assumed the floor stays. One left the electrical out entirely.
DougCO Builds turns that around. Our estimator comes to the house, measures the kitchen, photographs what's there and writes down exactly what's changing. If the sink, range or a wall is moving, we draw it. Then we estimate it. That estimate is the True Bid, and every builder bids on the same scope.
The estimate is free to you. DougCO Builds is paid by the builder you hire, as a fee for the estimating, measuring, drawings and project management we provide.
Refresh, remodel or full renovation?
"Kitchen remodel" covers a lot of ground. The size of the job decides the cost, whether you need a permit and whether anyone needs to draw a plan. Most Castle Rock kitchens land in one of three bands.
| Scope | What usually changes | Touches plumbing, wiring or structure? | Castle Rock permit |
|---|---|---|---|
| Refresh | Paint, cabinet doors or refacing, hardware, light fixtures on existing boxes | Rarely | Usually not. Confirm with the Building Division. |
| Remodel | New cabinets and countertops, appliances, flooring, backsplash and often new circuits | Often | Likely, once electrical, plumbing, gas or venting work is involved |
| Full renovation | Layout changes: moving the sink or range, opening or adding walls, new plumbing and electrical runs | Yes | Yes |
When the layout changes, DougCO Builds draws the new plan before anyone bids, so every contractor prices the same kitchen.
What drives the cost of a kitchen remodel
Two kitchens the same size can come in far apart. A handful of decisions move the price more than anything else.
- Layout. Keeping the sink, range and walls where they are saves the most. Moving plumbing, gas or walls adds trades, drawings and a permit.
- Cabinets. Stock, semi-custom and custom lines differ widely in price and lead time, and cabinets are often one of the biggest items in the scope.
- Countertops. The material, edge details, seams and sink cutouts all change the price.
- Electrical. Kitchens often need new circuits for appliances, lighting and island outlets, which brings an electrical permit.
- What's behind the walls. Water damage under the sink, old wiring or an uneven floor tend to show up at demolition. Our site visit looks for them first, so they're in the scope instead of a surprise change order.
Your True Bid prices your kitchen line by line after the site visit, and you see it before any builder bids.
Permits for a Castle Rock kitchen
The Town of Castle Rock says a building permit is required for any work that affects the building or its electrical, mechanical, heating or plumbing systems. In a kitchen, that covers most real remodels: moving a sink, adding outlets or a new circuit, running gas to a new range, installing a vent hood that exhausts outside or taking out a wall.
Permits are applied for through the Town's eTRAKiT system. Before a contractor can apply, the Town requires a valid license from a jurisdiction with an ICC-equivalent exam, a certificate of liability insurance, workers' compensation insurance where it applies and current registration with the Town. Homeowners can act as their own general contractor on their own home by filing the Town's Homeowner Affidavit.
The Town adopted amended building codes that took effect June 30, 2026. If you aren't sure whether your project needs a permit, call the Building Division at 720-733-3527 before work starts.
On DougCO Builds projects
The contractor pulls the permit. Our code of ethics bars any member from offering to skip a permit to lower the price.
What happens during a kitchen remodel
Every kitchen is different, but a remodel that changes cabinets, plumbing or wiring usually moves through the same stages. Knowing the order helps you plan meals, deliveries and the weeks you'll be cooking somewhere else.
- Design and selectionsCabinets, counters, appliances, flooring and fixtures get chosen before anything is ordered. Appliance sizes drive the cabinet layout, so they come first.
- Permit and orderingThe contractor applies for the permit while cabinets and materials are on order. Ask about current lead times, because custom cabinets are often the item everything else waits on.
- DemolitionOld cabinets, counters and flooring come out. Floors and nearby rooms get protected.
- Rough-inPlumbers, electricians and any HVAC or gas work run new lines while the walls are open. This is the work the Town inspects before walls close.
- Walls and floorsDrywall is patched or replaced, and new flooring often goes in before the cabinets.
- Cabinets, then countersCabinets are set and leveled. Stone and quartz counters are usually measured from the installed cabinets, then fabricated, so expect a gap between the two.
- Finish workBacksplash, fixtures, appliances, lighting, trim and paint.
- Final inspection and walkthroughThe Town signs off on permitted work. On DougCO Builds projects, we walk the finished kitchen with you before the final payment.

HOAs and the neighbors
Most of a kitchen remodel happens inside, but it still shows up at the curb. If your neighborhood has an HOA, read the covenants for rules on dumpsters, portable storage containers, contractor parking and work hours before the first delivery arrives. A short note to the management company now is easier than a violation letter later.

Questions to ask before you hire
Whether or not you use DougCO Builds, these questions sort out most of the problems that show up later in a kitchen remodel.
- Are you registered with the Town of Castle Rock, and who pulls the permit? The Town requires contractors to be registered before they apply for one.
- Who does the plumbing and electrical, and are they licensed? Colorado licenses plumbers and electricians.
- What does the bid leave out? Common gaps are drywall repair, paint, flooring transitions, appliance installation and hauling away the old kitchen.
- What's the payment schedule, and what does the deposit cover?
- How are change orders handled? Get them in writing and signed before the extra work starts.
- What's the workmanship warranty? Ask for the length in writing.
Before you order cabinets
Choose your appliances first. Cabinet sizes, the vent hood and the electrical plan all depend on them, and changing an appliance after the cabinets are ordered is one of the most expensive mistakes in a kitchen.
