What to know before you start
Most plumbing work happens inside walls and under floors, where a homeowner can't easily check it. Two plumbers can quote the same water heater swap and mean very different jobs. One includes the expansion tank, new venting and the permit. The other doesn't.
DougCO Builds writes those details down first. Our estimator looks at the existing pipe, the shutoffs, the water heater and the access, then lists every line item. Each plumber bids on that same list, so a low bid can't hide a missing part.
What the job includes
- Water heater replacement, with venting, gas or electrical hookup and an expansion tank where needed
- Repiping supply lines in PEX or copper
- Main shutoff and fixture shutoff valve replacement
- Sink, faucet, toilet, tub and shower valve installs
- Gas line runs for ranges, dryers, fireplaces and outdoor grills
- Sewer camera inspection and drain line repair or replacement
- Water softener and filtration installs
- A note on who patches any drywall opened to reach pipe
What we scope
Water heaters
Tank and tankless units, gas or electric, sized for your household and set up for altitude.
Repiping
Replacing aging galvanized, polybutylene or leaking copper supply lines, for the whole house or one section at a time.
Fixtures and remodel rough-in
New sinks, toilets, showers and tubs, plus moving drains and supply lines during a kitchen or bath remodel.
Sewer and drain lines
Camera inspections, root and sag repairs, and replacing the part of the sewer line the homeowner is responsible for.
Water treatment
Softeners and filters for the hard water many Front Range homes deal with.
What drives the cost
Every project is different, so your True Bid prices yours line by line after the site visit. These are the things that move the price most.
- Access
- Pipe behind finished walls and ceilings means opening drywall and patching it afterward.
- Pipe material
- PEX goes in faster than copper, and the choice changes both labor and material.
- Water heater type
- Tankless units often need a larger gas line and new venting, which a straight tank swap may not.
- Gas line length
- A long run to a range, fireplace or patio grill takes more pipe, fittings and pressure testing.
- Sewer line depth and route
- Deep lines, or lines under a driveway or mature trees, take more digging or trenchless equipment.
- Code updates
- Replacing older equipment can trigger required additions like an expansion tank, a drain pan or updated venting.

Permits and HOAs in Douglas County
Colorado licenses plumbers through the State Plumbing Board, and most plumbing work beyond a like-for-like fixture swap needs a permit and inspection. That usually includes water heater replacement, new gas lines, repiping and moving drains during a remodel.
Permits come from your town if you live in Castle Rock, Parker, Lone Tree, Castle Pines or Larkspur. Highlands Ranch and the rest of unincorporated Douglas County go through the county's Building Division. The plumber you hire pulls the permit, and the scope says so.
Built for Douglas County
Cold snaps are the big local risk. Pipes in exterior walls, unheated garages and crawlspaces can freeze and split, and outdoor hose bibs that aren't frost-free are a common culprit. Rerouting or insulating those lines is a smart add-on to any plumbing job.
Many homes along the Front Range also have hard water, which leaves scale in water heaters and fixtures. At our altitude, gas water heaters are often derated or built for high elevation, so the unit on the bid should match where you live. Rural homes on wells add pumps, pressure tanks and water treatment to the list.

Questions to ask before you hire
- Are the expansion tank, venting and drain pan included in the water heater bid?
- Is the water heater you're quoting rated or adjusted for our altitude?
- Will you pull the permit and be here for the inspection?
- How much drywall will you open, and who patches it?
- What does your labor warranty cover, separate from the manufacturer's warranty?
Plumbing questions
Do I need a permit to replace a water heater in Douglas County?
Usually, yes. Water heater replacement typically needs a permit and inspection from your town or the county, because it involves gas or electrical connections, venting and a relief valve. The plumber you hire pulls it.
Should I get a tankless water heater?
It depends on your household and your house. Tankless units save space and don't run out of hot water, but many need a bigger gas line and new venting. We can scope a tank and a tankless option side by side.
PEX or copper for a repipe?
Both show up in Douglas County homes. PEX is flexible, needs fewer wall openings and tolerates freezing better than copper, though it can still split. Copper is rigid and long-lasting. Your scope can price either one.
Can DougCO Builds help with a burst pipe tonight?
We're set up for planned work, not emergencies. If water is running, shut off the main and call a plumber who takes emergency calls. Once things are dry, we can scope the permanent repair or a repipe.
