For builders and contractors

Douglas County Contractors: Stop Giving Away Free Estimates

DougCO Builds measures, draws and estimates the job, then manages it alongside you. You bid on a written scope from homeowners who are ready to build.

  • No lead fees
  • Pay only on jobs you win
  • Every job measured and scoped

Why builders join

Spend your time building, not bidding

Everything a lead site makes you do yourself, we do before you ever see the job.

No more free estimates

We drive out, measure and write the scope. You stop spending evenings on bids that go nowhere.

No lead fees

You never pay to see a job. A service fee applies only to the jobs you win.

Jobs already scoped

Measurements, photos, drawings and a written scope come with every bid request.

Homeowners ready to build

They've met our estimator, seen a budget and asked for bids. No tire kickers.

A partner on every job

We manage the project with you and the homeowner, from the first walkthrough to the last.

A name that means something

Every member is vetted and held to the same code, so the badge carries weight with homeowners.

How it works for builders

From bid invite to final walkthrough

  1. Castle Rock home project estimate: measuring a kitchen wall beside a sketched floor plan

    We scope the job

Our estimator measures, photographs and writes the scope, with drawings when the layout changes.

  2. Castle Rock remodel planning: floor plans, material samples and an estimate on a dining table

    You bid on paper

You get a bid invitation with the full scope. Price the real job without driving out first.

  3. Castle Rock cabinets and countertops: leveling a new quartzite counter on shaker cabinets

    You win and build

The homeowner picks a builder. If it's you, you get their contact details and start the work.

  4. Castle Rock remodeling job site: floor protection and a zippered dust wall around a kitchen remodel

    We manage it with you

We coordinate with the homeowner and walk the job at milestones and at the finish.

Questions

Builder questions, answered

Do I pay for leads?

No. You never pay to see or bid on a job. DougCO Builds charges an annual membership and a service fee on the jobs you win.

When is the service fee due?

We go over the full membership and fee terms with you when you apply, before you bid on anything.

Do I have to be a Local Business Alliance member?

Yes. DougCO Builds works with Douglas County Local Business Alliance members. Not a member yet? Say so in the form and we'll walk you through joining.

What do you check before I can bid?

Your license where your trade or town requires one, your certificate of insurance, workers' comp or a valid exemption, and your Colorado business registration. We check insurance again before every job.

What happens if a job goes wrong?

We work it out with you and the homeowner. A member who botches a job or won't settle a homeowner's problem is removed from DougCO Builds.

Who talks to the homeowner?

We handle the estimate and the scope. Once you're hired, you work directly with the homeowner, and we stay on the job with both of you.
